THE
CHALLENGE
The Royal Arsenal in Woolwich, London is the site of former
munitions factories that were extensively used during the 1st
World War. It is now home to many Grade II listed buildings
which have been chosen for refurbishment and development by
Berkeley Homes. Barretts of Aspley (BoA) was selected to provide
the Architectural Detailing and Structural Steelwork needed
to transform this ageing site into a modern housing facility.
It was paramount that all work be completed within tight timescales
despite the very complicated specialisms required to refurbish
the existing buildings.
THE SOLUTION
BoA partnered closely with the Architects and Planning Team, to provide
effective solutions and drawings for the transformation of the site. The
right solution needed to be cost effective whilst ensuring a modern, high
quality look which would work with the style and frailties of these famous
listed landmarks. As only around a quarter of the development is being
newly built, many existing buildings required replacement of the entire
existing infrastructure and the production of new-build elements, which
complemented the original features.
One building required nine new levels of Structural Steelwork adding to
the existing building work after demolishing four of its unusable floors.
Health and Safety Inspectors and officials from the Listed Building Department
closely monitored this highly skilled work. The limitations of the existing
framework demanded that beams of over 2.5 tonnes and nine metres in length
be manoeuvred within limited space to form the new superstructure. Up
to 30 On-site Engineers have been required to oversee this project which
has required over 2,000 tonnes of Structural Steelwork.
In addition to this structural input BoA have been responsible for the
supply and installation of extensive Architectural elements across the
entire development. These include Balconies, Stairways, Balustrades and
extensive glazed sections designed to highlight the original features
of the buildings. A variety of Powder Coated finishes and high quality
Stainless Steel have ensured the best possible results throughout the
site.
The redevelopment of The Royal Arsenal is proving to be a resounding success.
BoA has made significant contributions to the refurbishment and extension
of a remarkable new property development, which is sure to provide pleasure
for decades to come.
